In a newly formed joint venture, WS will steward a collaborative effort among Fenway Sports Group Real Estate (FSGRE) and the D’Angelo family, owners of the Red Sox Team Store on Jersey Street and ’47 Brand in the redevelopment of multiple sites in the Fenway neighborhood. The project will include approximately 5 acres within close proximity to Fenway Park located on Jersey Street, Brookline Avenue, Van Ness Street, and Lansdowne Street. The project aspires to build community and activity via active streetscapes and new public uses, while respecting the historic fabric and significance of Fenway Park and the Richardson Building at the corner of Brookline Avenue and Jersey Street.
The project will consist of approximately 2 million square feet of commercial, residential, retail, restaurant, and other uses within 8 new buildings reflecting a wide range of scales and architectural styles, and including several structures whose historic facades will be restored to preserve the unique character of Fenway’s architectural heritage. The project will include 200+ new homes, and over 40 new retail locations with a focus on supporting local businesses. The focal point of the development is the creation of an one acre of public open space at the heart of the Fenway neighborhood through the pedestrianization of Jersey Street into a people-first, community-facing public space. Additionally, the project includes significant transportation and public realm improvement such as the restoration of Arthur’s Alley, improved connectivity to Lansdowne Station, new protected bike lanes and a ‘bike hub’ as well as improved public sidewalks and landscaping. The project was fully permitted in 2023 and is now under design.
